Our method

Five commitments we do not negotiate

1

Titled properties only

No melkia files and no title applications in progress.

2

A written mandate before any presentation

Our fees are agreed with our client before any introduction.

3

An ELEV8 reference on every property

Every introduction is written, dated and traceable.

4

We never hold your funds

The price and our commission pass through the notary.

5

Fees known in advance

2.5% excl. VAT for a built property, 3% excl. VAT for land, VAT on top. Nothing is owed if a condition precedent fails.

Full terms are set out in our mandates. This website does not constitute legal advice.

From the first conversation to the final deed

01

02

03

Search

On-market and off-market properties, each presented with its ELEV8 reference.

REF ELEV8-2026-014
04

Due diligence

Title, zoning, technical condition and tax, by the relevant experts.

05

Negotiation

Elev8 negotiates price and terms for its client.

06

Preliminary sale agreement

Compromis de vente signed at the notary’s, funds held in escrow.

07

Follow-up and coordination

Conditions precedent, documents, notary, banks and authorities.

08

Final deed

Acte définitif signed and registered with the Land Registry.

And after the deed: works, interior design, concierge, property management… we discuss it together, according to your project.

What an acquisition costs

Plan for 7 to 10% on top of the price

Example: villa at MAD 10M

≈ 9.7%

about MAD 970,000 in costs, for a total close to MAD 10.97M.

ItemAmount (MAD)
Property price10,000,000
Registration duties (≈ 4%)400,000
Land Registry fees (≈ 1.5%)150,000
Notary (≈ 1% + VAT)120,000
Elev8 commission (2.5% + VAT)300,000
Total costs≈ 970,000

Indicative rates, to be confirmed by the notary for each transaction. On land, the Elev8 commission is 3% excl. VAT.

Working together

Three ways to work with us

1

Advisory engagement

Discussion, scoping and opportunity sourcing; feasibility study, business plan, authorisation file for the CRI. Fixed fees, on quotation.

2

Representation

To buy or to sell: a written mandate, and a commission earned on signing the compromis de vente, paid at the final deed.

3

Partners and collaborators

Attorneys, advisors and family offices supporting investors: a written collaboration framework that protects everyone. Network development and introductions to potential clients.

Everything starts with a private, no-obligation meeting.
